The master plan is conceived as a peripheral block development bounded by 40-ft and 60-ft wide roads, ensuring strong urban connectivity and clear vehicular access hierarchy.

Planning characteristics:

  • Primary and secondary gated access points for controlled circulation.
  • Internal looped driveway system ensuring smooth vehicular movement.
  • Pedestrian-friendly internal environment with minimized traffic conflict.
  • Context-responsive planning acknowledging adjacent institutional use (existing school).

The layout reflects contemporary gated-community planning, prioritizing safety, accessibility, and visual order.

The site is organized into three primary planning zones. In the Residential Zone, five residential towers form the core-built mass:

  • Each tower is positioned within its own landscaped plinth or green court.
  • Towers are arranged to maintain visual corridors and spatial breathing room.
  • Adequate setbacks ensure privacy, daylight penetration, and cross-ventilation.
  • Built forms are distributed to avoid monotony and create a rhythmic skyline composition.

This results in a low site coverage with high open-space ratio, enhancing environmental quality.

The heart of the development is a centralized recreational and social zone containing:

  • Clubhouse and community facilities
